Town raced into a two-goal lead inside the first half-hour through Gavan Holohan and Abo Eisa, with the Mariners looking in complete control.
But the visitors responded quickly, scoring twice in the space of five minutes as Liam Kelly pulled one back before Ronan Darcy levelled the scores.
